Pitched vs. Flat Roofing: Pros and Cons

All roofs are either pitched or flat. In terms of roof replacement, a homeowner usually doesn’t have the opportunity to choose, as the roof pitch (or slope) is determined by the existing roof deck. This is unless the remodeling project involves either rebuilding the home from the ground up or at least having a professional roofer rebuild the trusses.

It’s also worth noting that flat roofs aren’t perfectly flat; they’re slightly sloped towards the gutters to allow drainage, which depends on how well the slope is calculated. Generally speaking, pitched roofs are less complicated to maintain, so if you’re considering a flat roof, keep a close eye on its maintenance requirements.

Structure

Flat roofing is typically used in homes with modern architectural styles, in commercial properties and in detachments like sheds and garages. Pitched roofs, on the other hand, remain a traditional architecture staple. If you are switching from one roofing type to the other, consider how the entire structure will serve your needs. If you live in an area that receives high amounts of rainfall, it makes more sense to choose a high-pitched roof. When you’re planning future improvements, however, such as adding a green roof or a roof deck, a flat roof would better serve your needs.

Roof pitch is the most important element of a residential home’s curb appeal, which is why sloped roofs remain a popular choice among homeowners.
