Signs of an Aging Roof

You’re Frequently Calling for Roof Repairs

As the roof ages, important components begin to deteriorate and lose their strength and make them more susceptible to damage. If you find yourself calling for roof repairs every few months or so, you should start planning for roof repairs. At that stage, repairs would be temporary solutions at best, and the costs would just add up.

The Shingles Are Curling or Buckling

Old asphalt shingles curl or buckle at the edges from years of thermal expansion and contraction. In this condition, parts of the underlying layers become exposed to UV damage, which results in more pronounced signs of aging. A new roofing system would be a more practical solution than having parts of the roof repaired.

Some Parts of the Roof Are Missing

Parts of the roof, such as shingles, fasteners, and flashing, can come loose from the roof — another effect of years’ worth of thermal expansion and contraction. You may notice some of these knocked askew on the rooftop, or even displaced down on the ground. It’s important to note that moisture damage to the roof deck can also result in loose roofing components, which means it will need to be repaired or replaced during roof replacement.

You’re Finding Sediment In the Gutters

The top layer of asphalt shingles are covered with granules that protect the asphalt layer from UV damage. Loose granules can come loose even after installation and shouldn’t be cause for alarm. However, as the shingles age, the granules lose their adhesion resulting in more of them coming loose and collecting as sediments in the gutters. Other signs of “balding” shingles include visible dark patches, indicating exposed asphalt.
